Phase I Environmental Site Assessments (ESA)
ECS provides clients with comprehensive Phase I Site Assessments for commercial, industrial, or residential properties.
After completing an initial site visit, ECS specialists perform various investigations and research to make sure that we provide our clients with the most accurate information and quality consultation on any necessary actions.
A Phase I ESA is a first step in the due diligence process that investigates the property sites current and historical usages/events. As well as the surrounding area sites usages/events that may have resulted in environmental impacts and/or hazardous conditions on the property site.
This process involves a site and area examination, historical documentation & information review, and interviews with personnel familiar with the property site. The Phase I ESA does not involve sampling and analyses of soil, groundwater, air or building materials, though a visual inspection may indicate the presence of environmental impacts or hazardous materials.
A Phase I ESA usually takes anywhere from 2-4 weeks to complete. Depending on the location, size, and complexity of the sites history and uses.
